A 3D virtual tour for a flat up to 100 m² starts at €199 plus VAT, photos and hosting included; a hotel from €1,190, a shop from €490, a museum from €1.90/m². The quote depends on surface, rooms and languages.
What a 3D virtual tour costs
The price of a tour depends on three things: the surface to scan, the number of rooms, and the content you need beyond the scan — photographs, floor plans, tags, video. Here you find the residential packages, the starting point for the other sectors, and a calculator that gives an estimate in four steps.
The calculation runs on our server: no personal data, no cookies. The result is always a range, because the uncertainty lies in the work on site, not in the price of a floor plan.

- Travel beyond 30 km from Milan: €0.50 per kilometre.

Why we are not the cheapest
A virtual tour of a flat in Milan is sold between €100 and €390, with a median around €150. Those prices cover the scan alone. Our list includes photographs, measurements, floor plans, hosting and six languages: that is why the starting point is higher.
The arithmetic is simple: a professional 3D camera costs €4,195. Paying it back takes 28 tours sold at €150, before time, travel and subscription. Anyone below that line has a very thin margin. We would rather say it upfront than argue about it later.
Frequently asked questions
- How much does a 3D virtual tour cost in Milan?
- A flat up to 100 m² starts at €199 plus VAT, with 20 HD photos and 12 months of hosting. A 250 m² villa comes to about €454. The price depends on the surface, the number of rooms and the add-ons.
- Are prices VAT included?
- No: the list is net of 22% VAT. The estimate also shows the total including VAT, which is what a private client pays.
- Why are you more expensive than others?
- A €100-150 tour is usually the scan alone. Our price includes photographs, measurements, floor plans and hosting. A professional camera also costs €4,195: at €150 per tour you need 28 tours just to pay it back.
- What happens after the 12 months of hosting?
- The tour stays online for €90 per year. We contact you before it expires; if you choose not to renew, the tour goes offline.
- How long does a tour take?
- Three to five working days for a flat. A hotel, a large shop or a museum takes two to three weeks. Rush delivery is available with a 20% surcharge.
- Is the calculator estimate binding?
- No. It is an indicative estimate, VAT excluded. The final quote comes after seeing the space, because accessibility, natural light and the number of rooms change the work.
